Job Description:
10 Point Moisture and Mold Plan Includes:
Exterior
1. Roof:
Remove debris build-up in valleys and at wall-to-roof intersections.
Remove moss and lichen growth with a moss killer, broom, or garden hose.
Inspect flashing around chimney and penetrations. If flashing has cracked or pulled away we will provide an estimate for repairs
2. Gutters and Downspouts:
Clean leaves, tree dander, limbs and debris in gutters as needed, flush down spouts using a fish tape when necessary (for extra large homes, detached garages and more than 3 story high homes additional charge may apply)
Inspect gutter joints for obvious signs of damage and provide estimate for repairs.
3. Windows/Doors/Siding – Inspect caulking on siding joints, around windows, utility penetrations, and doors. Check that weather-stripping around doors and windows seals tightly to prevent water from entering
Provide consultation and an estimate for caulking and or weather-stripping if needed
Perimeter
4. Drainage:
Check perimeter ground slopes to make sure that they slope away from the foundation, provide cost and consultation for re-sloping if needed.
Check downspouts dead-end near the foundation for water flow and leaks at the joints, If needed provide an estimate for adding splash blocks or water diverters to redirect water away from the foundation.
5. Sprinklers and plants watering recommendation:
We recommend when watering plants and lawn to make sure that you direct lawn sprinklers so they do not wet the siding, windows, or foundation walls, sprinkles spray water upwards which can easily penetrate inside of the walls creating a moisture condition that can lead to mold and rot
6. Landscaping:
Trim plant life away from the siding as needed.
Provide consultation and cost for shrubs or vegetation that may need to be moved if foliage persistently contacts siding, windows, or utility penetrations such as dryer vents.
Interior
7. Attic:
Check for water stains on the underside of the roof, rusted nails and discolored mildewed sections on any surface. If we find any of these moisture warning signs we will look for the source of the moisture. (These could be from water leaks or a faulty ventilation fan that is directing moist air into the attic space instead of to the outside)
Check that vents at the eaves are unobstructed by insulation and that there is room for air to flow from the eaves (soffit vents) into the attic space and out the upper roof vents.
After the throughout inspection we will provide consultation and cost of repairs if needed
8. Ventilation:
We recommend that fans run for 20 minutes after showers.
We will inspect your bath/kitchen/laundry fan ducts and dryer vent to make sure that they venting outside and they do not leak or terminate in the attic.

9. Kitchen/Bath:
Inspect plumbing fixtures, paying particular attention to areas under sinks and toilets and around shower and tub enclosures.
Look for stains, cracks, and mold on caulk or any other surface.

10. Basement/Crawl space:
Check basement and crawlspace for moisture problems such as standing water, mildew on floor joists, or rust on metal fasteners.
Check for missing batt insulation and vapor barrier over exposed ground in crawlspace.
If we find moisture damage or standing water in either the crawlspace or basement we will provide a consultation and a cost for repairs to eliminate the source of the moisture.
